Central Highlands Regional Council is planning to undertake road rehabilitation and stormwater upgrades in Mayfair Estate, Emerald.

The Mayfair Estate roadways have rapidly deteriorated over time due to inadequate stormwater infrastructure and insufficient pavement. Council have created a detailed plan and design to reconstruct and rehabilitate the estate, including street renewal and stormwater drainage upgrades.

The works will be staged over multiple years in accordance with council’s priorities and budget constraints. Section one is due to commence in late 2022 to early 2023, subject to weather conditions.

Some of the benefits of this project include:

  • Infrastructure to be of an equal standard to other estates in the region
  • Improved stormwater capability to handle rainfall and flooding
  • Longer life of the road network
  • Smoother, more resilient pavement will be used to accommodate increasing traffic volumes

Throughout the project, council will keep the community informed and do everything possible to limit the inevitable inconvenience.

    Council wishes to advise that the intersection of Newman Street is required as part of phase 1 as the stormwater line at Mitchell Street will terminate at the Newman Street intersection. This is the most economical form of delivery. The Mayfair Drive route between Baird and Desgrand Streets will be restored prior to works occurring at the Newman Drive intersection.

    Section 1:

    • Mayfair Drive [20m West Lauren Dr to 50m West of Mitchell St]
    • Mitchell Street
    • Newman Drive [20m West Mitchell St to 20m East of Mitchell St]
    • Baird Street

    Section 2:

    • Mayfair Drive [120m west from the eastern side of the start of the site to 20m West Lauren Dr]
    • Desgrand St
    • Newman Drive [20m East of Mitchell St to 20m West Glovar Street]

    Section 3:

    • Mayfair Drive [Start at Eastern side of estate to 120m down from beginning of site (westerly direction)]
    • Guy Street
    • Siobhan Court
    • Glovar Street
    • Newman Drive [20m West Glovar Street to End]
    • Charlton Street [Start off Glovar Street  to 20m West of Roger Street]

    Section 4:

    • Roger Street
    • Charlton Street [20m West of Roger Street to End at Cul-de-sac]
    • Newman Drive [Start off Mayfair Drive  to 20m West Mitchell St]
    • Mayfair Drive [50m West of Mitchell St to West End]

    This is a multi-year project with section 1 currently planned for delivery. The other identified sections are planned to be delivered in future financial years as budget allows.

    Due to the necessity of trenching and installation of stormwater mains, there will be impacts to property accesses while works are occurring. Council will ensure these disruptions are minimised as much as practical. Residents of affected properties will be notified directly to advise of the duration and level of impact.

    Thank you for your question. 

    Council will ensure that any sprinkler systems are reinstated that have been either damaged or temporarily disconnected by council's contractors delivering the works.
